The key factor is preventive maintenance, On a semi annual basis flush the system, check for leaks, and ensure that you're burners are burning clean. When this type of boiler goes out it goes out in a big way and pretty quick. If you are unable to do this i would suggest having a local lic. hvac tech. to preform the inspection, it is usually alot less costly to have them repair a minor problem as it occurs than to fix an amount of accumulated problem's.

I agree with the answer regarding preventive maintenance. I would add that you make sure you are providing decent water that does not contain a lot of dirt or solids to the boiler . If you do have dirty water, an inexpensive water filter will do the trick.

Boilers are designed for 25 to 30 years. Then, you can conduct RLA i.e. residual life assessment study by a reputed party to assess the remaining life of different components. As, your boiler is 40 years old you should conduct the test. If some parts are found to have reached their fatigue limits then you have to do the renovation and use it for a longer period.
